The building consists of a reconstructed main volume and a carefully positioned annex. The main structure includes four levels: basement, ground floor, first floor, and attic, while the annex is single storey, discreetly embedded into the terrain and nearly invisible from the main square. The ground floor houses the reception, restaurant, bar, show kitchen, spa zone, and four accommodation units. The basement contains technical rooms, staff canteen, main kitchen, and storage areas. The upper levels offer 24 rooms and suites, while the annex adds four more units overlooking the pine forest.
The building’s form emerges from the existing structure: two volumetrically pure masses with gabled roofs, reinterpreted through contemporary upgrades. The preserved concrete skeleton - columns and beams - is emphasized as a fundamental element of the building’s identity. Between them, glass surfaces with pronounced divisions evoke the spirit of industrial architecture, regardless of the building’s specific function. A dominant vertical element, introduced at the client’s request, connects the two structures and serves as a spatial marker. It houses vertical circulation, and its form further accentuates the industrial character of the building. The annex, with its green roof and dry-stack stone cladding, behaves as an extension of the natural terrain. Its discreet positioning ensures visual unobtrusiveness, while the room openings face the forest, offering peace and privacy.

Sustainability in this project is not an add-on, but a starting point. Every decision, from material selection to the energy concept, stems from the need to build responsibly, long-term, and in harmony with the context. Rather than following market impulses, architecture affirms principles of frugality, durability, and local sensitivity. Sustainability here is not expressed through declarative gestures, but through secondary, yet consistent moves that shape the space and its everyday use. One of the project’s key elements is the reconstruction of the existing building, which significantly reduced carbon emissions and avoided unnecessary resource consumption. This approach not only confirmed environmental responsibility but also affirmed sustainability as a cultural and spatial stance.
