Blok 5 Residences at Luštica Bay

Luštica Bay’s Block 5 in Centrale embodies the architectural ambition of a town-in-the-making - an ensemble of residential buildings designed to anchor everyday life within a vibrant, walkable, and contextually grounded urban core. From an architect’s perspective, Block 5 is conceived as a spatial hinge between the natural landscape of the Luštica peninsula and the emerging civic identity of Centrale. Positioned within the heart of Luštica Bay’s urban district, these 3 buildings are carefully sited to support year-round living, community interaction, and functional diversity, while maintaining visual harmony with Montenegro’s architectural heritage. The architectural language of Block 5 is contemporary-Mediterranean, defined by clean volumes, earth-toned facades, terracotta rooflines, and stone detailing. These elements are not stylistic flourishes; they are climatic and cultural responses that reflect the region’s vernacular while embracing modern standards of comfort and sustainability.

Each building within Block 5 offers two- and three-bedroom apartments, ranging from approximately 45 to 92 m², with layouts that prioritize natural light, cross-ventilation, and flexible living zones. Open-plan kitchens and living areas, built-in wardrobes, and private balconies are standard features, while select units include private yards or extended terraces that connect residents to the outdoors. The buildings are arranged to form a semi-gated residential cluster, with shared amenities such as two adult pools, a children’s pool, green courtyards, and 24/7 reception and security. This layout fosters intimate spatial planning while reinforcing communal identity - a key principle in Centrale’s urban design. Block 5 benefits from direct pedestrian access to Centrale’s Piazza, a lively public square lined with cafés, shops, galleries, and restaurants. This proximity supports daily rhythms of life: from morning coffee to evening gatherings, while reinforcing the district’s role as Luštica Bay’s civic and cultural hub. The buildings are supported by underground garages and long-term parking leases, minimizing surface-level traffic and preserving the walkable character of the neighborhood.

Shuttle service to Marina Village and priority access to Luštica Bay’s beaches further integrate Block 5 into the broader resort infrastructure. Material selection reflects a commitment to durability and tactile warmth: silikat plaster, dry-stack stone, antracit-colored metalwork, and natural wood accents create a palette that is both timeless and site-specific. Lighting design plays a key role in shaping ambiance - warm tones, discreet fixtures, and accented pathways enhance nighttime experience while preserving Centrale’s low-impact aesthetic. Landscape architecture complements the built form with Mediterranean plantings, stone walkways, and communal green zones that enrich microclimate and sensory experience. Block 5 buildings are architectural expressions of belonging: spaces where tradition meets innovation, and where residential life unfolds in rhythm with community, nature, and place.
