Iris Residences at Luštica Bay

IRIS Residences are a Mediterranean-style architectural ensemble within Luštica Bay, designed to harmonize with the region’s coastal identity while contributing to the vision of a fully integrated, self-sustaining town. Located on the Luštica peninsula between the Bays of Kotor and Trašte, IRIS Residences form part of Montenegro’s most ambitious development project to date - Luštica Bay, aiming to evolve into a city. This residential cluster comprises 11 distinct buildings and an underground garage, thoughtfully arranged to preserve views, privacy, and spatial fluidity. The architectural style of IRIS Residences is Mediterranean, characterized by warm-toned facades, terracotta roofs, stone detailing, and generous balconies. These elements are not merely aesthetic; they reflect the region’s vernacular architecture and reinforce our commitment to contextual design. The project’s success lies in its ability to merge tradition and innovation, creating spaces that feel both familiar and fresh.

Positioned high within the Marina Village, IRIS Residences offer panoramic views across the Bay of Trašte and the Adriatic Sea. Their elevated location allows for natural ventilation, abundant daylight, and visual continuity with the surrounding landscape. The buildings are arranged to create a gated community that balances openness with privacy. Shared amenities such as swimming pools, lush green courtyards, and direct access to Luštica Bay’s sandy beach foster a sense of belonging and leisure. Each building is designed with clean lines, earthy materials, and subtle textures that echo the topography of the peninsula. The use of local stone, wood, and glass ensures durability while maintaining a tactile connection to nature. The underground garage is a key infrastructural element, minimizing surface-level traffic and preserving the pedestrian-friendly character of the village. It also supports broader sustainability goals by reducing visual clutter and promoting walkability. IRIS Residences are part of a larger masterplan that includes over 1,000 apartments, 500 villas and townhouses, seven hotels, two marinas, and Montenegro’s first 18-hole golf course. This scale of development demands architectural coherence, and IRIS contributes by reinforcing the visual language of Luštica Bay: low-rise volumes, soft transitions, and landscape integration. The residences are designed to accommodate year-round living, with thermal insulation, efficient glazing, and climate-responsive materials. This aligns with the settlement’s identity as a permanent destination, not just a seasonal resort. The architectural rhythm of IRIS is defined by repetition and variation - each building shares a common language but is subtly differentiated through façade articulation, orientation, and landscaping. The design team behind IRIS Residences has embraced environmental sustainability as a guiding principle. Passive design strategies, native vegetation, and energy-efficient systems are embedded throughout the project. The buildings are positioned to maximize sea views while minimizing exposure to prevailing winds. This careful sitting enhances comfort and reduces energy consumption.

The material palette is intentionally subdued, allowing the natural beauty of the peninsula to take precedence. Muted earth tones, textured plaster, and handcrafted details evoke a sense of timelessness.

Architectural detailing is inspired by Montenegrin coastal heritage, reinterpreted through a contemporary lens. Arched openings, pergolas, and shaded loggias provide both function and character.

The landscape design complements the architecture with Mediterranean plantings, stone pathways, and water features that enhance microclimate and sensory experience. IRIS Residences are not isolated buildings - they are part of a larger urban narrative that includes retail, dining, wellness, and cultural programming. This integration ensures that architecture serves both lifestyle and community. Each residence is designed to offer privacy without isolation, luxury without excess, and comfort without compromise. These values are embedded in every architectural decision. The buildings are constructed using state-of-the-art techniques, ensuring seismic safety, structural integrity, and long-term resilience.

Facade treatments vary subtly between buildings, creating a sense of individuality while maintaining overall harmony. The underground garage connects all buildings, offering secure parking, storage, and technical infrastructure without disrupting the landscape. Architectural lighting plays a key role in shaping the ambiance of IRIS, with warm tones, discreet fixtures, and accented pathways enhancing nighttime experience.
