Jasmin Residences at Luštica Bay

Jasmine Residences represent the final architectural chapter of Marina Village at Luštica Bay - an elevated ensemble of coastal homes designed to embody the essence of Mediterranean living while reinforcing the masterplan’s vision of a self-sustaining town. From an architect’s perspective, Jasmine Residences are a study in contextual refinement. Positioned on the hillside between Luštica Bay’s waterfront promenade and the emerging town centre, the buildings are carefully sited to capture cinematic views of the Adriatic Sea, while maintaining visual continuity with the peninsula’s natural contours. The architectural language is Mediterranean-modern, defined by low-rise volumes, terracotta roofs, stone cladding, and generous outdoor terraces. These elements are not decorative; they are functional responses to climate, topography, and cultural heritage. Arched openings, shaded loggias, and pergolas provide passive cooling and spatial rhythm, while echoing the vernacular architecture of Montenegro’s coastal settlements.

Jasmine Residences consists of a limited collection of premium apartments, including four exclusive units with private pools and gardens. This scale allows for intimate spatial planning, where each residence is oriented to maximize sea views, natural light, and privacy. The buildings are arranged to form a semi-gated community, with shared amenities such as a neighbourhood pool, green courtyards, and direct access to Luštica Bay’s beaches and promenade. The architectural rhythm of Jasmine is defined by repetition and variation. While the buildings share a common language, each is subtly differentiated through façade articulation, orientation, and landscape integration. This approach fosters individuality without fragmentation, reinforcing the cohesive identity of Marina Village.

Lighting design plays a critical role in shaping ambiance - warm tones, discreet fixtures, and accented pathways enhance the nighttime experience, while preserving the village’s low-impact aesthetic. The underground infrastructure ensures minimal surface-level traffic, supporting walkability and visual serenity.

The landscape design complements the architecture with Mediterranean plantings, stone pathways, and water features that enhance microclimate and sensory experience. Communal spaces are designed to foster social interaction, well-being, and a sense of belonging within Luštica’s international community.

Ultimately, Jasmine Residences are not just buildings; they are architectural expressions of place, where tradition meets innovation, and design serves both lifestyle and landscape.
