Situated in the historic, naturally beautiful village of Katun Reževići, Onia Hills comprises a five-star condominium hotel and five four-star apartment buildings. In addition to the accommodations, this resort features thoughtfully designed communal spaces, including a central square, yoga areas, relaxation zones, children’s play areas, two restaurants, a poolside bar, and a convenience store.
Building materials were meticulously selected to complement the existing aesthetic. The exterior features a white silicate render, combined with wood-effect kerlite and expansive glass windows offering unobstructed sea views. The white silicate render allows the surrounding greenery and landscape design to dominate, while the wood-effect kerlite connects the buildings to their natural environment through the imitation of earth tones.
The five-star hotel’s design incorporates amenities beyond guest rooms and apartments, reflecting a hedonistic approach to development. These include a spa with an indoor pool, a fitness center, and conference facilities for business and other events. Furthermore, each apartment building (one-and two-bedroom units) features a dedicated reception desk, ensuring guest privacy, safety, and enhanced comfort. The landscape design is conceived as an independent entity, serving both aesthetic and protective purposes. Given Katun Reževići’s location within an olive-rich region, the design prioritizes the preservation of each existing olive tree. To achieve strategic integration with the area’s morphology, the landscaping concept employs a Mediterranean style, ensuring visual harmony with the existing terrain.
Plant species selection adheres to the functional needs of buildings and public spaces, while also considering ecological factors and ambient conditions. Crucially, plant selection aims to maintain year-round visual appeal through diverse aesthetics and colors. Concurrently, the chosen species provide the necessary shade and privacy through their protective function. The landscape design will incorporate local stone, cobble, and gravel, reflecting the chosen Mediterranean aesthetic. The resort features four swimming pools: two near the apartment buildings, one for the hotel, and a dedicated children’s pool. Communal areas include outdoor furniture such as canopies, seating, and deck chairs, with separate children’s play areas. All buildings utilize advanced building systems, and vehicular traffic is accommodated via an underground tunnel, minimizing ground-level noise and emissions. Ground-level transportation will primarily consist of golf carts for maintenance purposes.
