Rosa by Concord

Located in the heart of Podgorica, this project was designed with a deliberate sense of scale and purpose. With ten apartments, it is a compact building that integrates naturally into the city's urban context while offering residents a calm and private retreat. The design approach emphasizes proportion, material honesty, and atmosphere, creating a place that reflects the rhythm of the capital without imposing on it. Our goal was to achieve balance: a building that belongs to the city, yet provides a distinct sense of home and comfort for those who live within.

This building is conceived as a quiet presence within the city - modest in scale, yet rich in atmosphere. With only ten apartments, it is not a large structure, but rather an intimate place designed to resonate with the capital's culture, fit seamlessly into its urban fabric, and offer moments of retreat and calm. The design resists the notion of a fixed image, choosing instead to prioritize materials, atmosphere, and lived experience. Architecture here becomes a framework for daily life, open to interpretation and shaped by its inhabitants.

The facade, articulated in brick and ventilated cladding, balances warmth with resilience. Brick carries a timeless, tactile quality, aging gracefully with the passage of seasons. The ventilated system enhances comfort and performance, responding to Podgorica's shifting climate with quiet precision. Together, they root the building in its context: robust, refined, and responsive. Openings and terraces are carefully composed to frame views and invite natural light. They capture the city's changing sun, aminating interiors with a subtle interplay of light and shadow. Terraces extend daily life outward, dissolving boundaries between interior and exterior, reflecting a lifestyle where indoor and outdoor living coexist fluidly. Inside, proportions are measured with care, respecting material honesty and human scale. The interiors are conceived with openness, inviting inhabitants to shape their own routines and experiences rather than conforming to a dictated program. Architecture here facilitates life rather than prescribing it.

The building's presence is quiet yet assured. It resonates with its surroundings, offering a sense of belonging to Podgorica's urban rhythm while providing a sanctuary for those who dwell within. Parking and circulation are integrated with equal thoughtfulness. An underground garage with 11 spaces ensures secure, sheltered access, while six additional spaces at street level provide convenience for visitors and daily routines. These solutions are not incidental but purposeful, reinforcing the building's role as both part of the city and a retreat from it. Materials are chosen not only for performance but for their ability to evoke atmosphere. Brick carries memory and touch; cladding reflects light and air. Together, they create a palette that is contemporary yet deeply rooted in tradition. The building is more than a shelter; it is an invitation to experience. It elevates the ordinary into the extraordinary, transforming daily routines into moments of meaning. The project stands as a future home - modest in scale and thus exclusive, deeply connected to its surroundings, and thoughtfully attuned to the rhythms of Podgorica. It is a place where life unfolds naturally, by design.
