Villa Z rises from the rugged hills of Zagora, as a contemporary retreat seamlessly woven into its natural surroundings. The architecture balances clean modern lines with earthy materials, grounding the villa in the Mediterranean landscape. Natural stone anchors the lower levels, echoing the cliffs and rocky terrain of the Adriatic coast. Above, a ventilated Fundermax façade extends across the upper levels, ensuring durability, energy efficiency, and a refined visual identity. Expansive glass surfaces open the interiors to the horizon, framing uninterrupted views of the sea. The façade is alive with climbing plants and lavender, blending architecture with vegetation in a living tapestry. Bougainvillea and olive trees punctuate the terraces, reinforcing the villa’s Mediterranean identity. Every detail of the exterior is designed to age gracefully, allowing nature to reclaim and enrich the built form.

Villa Z is conceived as an off-grid sanctuary, embracing self-sufficiency and resilience. Rainwater collection systems harvest and store precious resources, ensuring independence from municipal supply. Heat pumps provide efficient climate control, reducing reliance on conventional energy sources. Passive design strategies maximize natural ventilation and daylight, minimizing energy demand. The flat roofs and orientation are carefully calibrated to harness solar gain while offering shaded retreats. Green landscaping around the villa contributes to microclimate regulation, cooling the air and enriching biodiversity. This integration of architecture and ecology reflects a philosophy of living lightly on the land. The villa houses four bedrooms, each designed as a private sanctuary with direct connections to outdoor terraces and gardens. Generous glazing ensures that every room is bathed in natural light and oriented toward sea views.

Zagora’s dramatic topography shapes the villa’s atmosphere: perched above winding roads, it gazes across the Adriatic expanse. The sea becomes a constant presence, shimmering through every window and terrace. From dawn to dusk, the villa stages a play of light – morning reflections on stone, golden sunsets on wood, moonlit silhouettes against the water. The pool and outdoor lounges extend the living space into the landscape, offering moments of leisure and contemplation. Villa Z embodies a new model of Mediterranean living: rooted in tradition yet forward-looking in sustainability.
